The two questions I am asked most often are about our rates and what differentiates us from other mortgage professionals. Rates for all lenders depend on several factors including the amount of the down payment (loan-to-value), type of property, income, debt and credit score. With mortgage banks and retail banks, you are limited to only the rates and products that they specifically provide. The best way to think about this is to compare it to using an insurance broker who can shop premiums for you from several insurance companies rather than you going directly to an individual insurance company. In addition, our overhead is typically less than that of mortgage and retail banks, allowing us to pass that savings through to our clients in the form of lower interest rates.
One of the main things that differentiates us from other mortgage professionals is our customer service. We understand that our clients may be unfamiliar or even confused by the mortgage process, which is why we offer a concierge service, which includes a free home-buying consultation. We act as your home financing advisor from the application process, through and even after closing. We will meet our clients at their homes and go through the initial application with them and give them an immediate answer on how much of a purchase price and mortgage they can afford. We then continue to be involved in the process until the loan closes. Our goal is to make our client’s experience as stress-free as possible.
A common misconception I often encounter is that clients think we offer only traditional mortgages for the purchase of their home. In fact, we have a full range of home loan programs including fixed and adjustable-rate mortgages, home equity lines of credit, construction loans and home renovation loans. Also, as interest rates have already started to decrease, we can evaluate if you are a candidate for a refinancing of your current mortgage or debt consolidation, allowing you to pay off high interest credit cards by rolling them into a lower rate mortgage. We have also been successful in arranging loans for borrowers who may have been turned down by other banks or lenders in the past.
