Prices vary based on the type of building (pricing is approximate and can be significantly higher and occasionally lower; these prices are based on market knowledge, not statistics):

  • Older buildings, known as “shikunim,” meaning old government housing, typically start at 40,000 NIS per square meter. However, there are few of these buildings remaining.
  • Classic buildings, often without elevators, are priced at around 45,000 to 50,000 NIS per square meter.
  • TAMA Buildings are often priced around 50,000-60,000 NIS per square meter.
  • High-end apartments and luxury new builds are generally priced from 60,000- 80,000 NIS per square meter.
  • Arab-style homes range in price from 50,000 NIS and up, depending on their condition. They are highly sought after, especially those featuring mandate-era architecture like high ceilings, arches, domes, original tiles, windows, doors, etc. These houses are often desirable even in their original state, allowing buyers to renovate to their personal taste.
