When my family moved to Florida from Mexico 25 years ago, we rented at Tower 41 in Miami Beach. We loved Tower 41 and the people who lived there, but we bought our penthouse apartment in Surfside.
The reason we bought in Surfside was because it was, and still is, the only area in all of Florida that one can live directly on the ocean and still be part of a community with a vibrant Jewish Orthodox infrastructure 24/7/365 days of the year!
At that time there were only two shuls. “The Shul of Bal Harbour,” headed by the world-famous leader Rabbi Lipskar, and “Rebbetzin Vine’s” shtiebel, which was Ashkenaz. Today there are at least six full-time shuls, a kosher bakery, a kosher grocery store and 13+ of the best kosher restaurants l—all located within a two-block radius!
Surfside also offers a community center with a $5m children’s water park, free to Surfside residents! The kicker is it has a kosher food concession! Incredible!
There is also a Publix, a post office, StarBucks, The Shops of Bal Harbour and a myriad of hotels to choose from.
Every condominium building between 94th and 96th on Collins has a Shabbos elevator, except my building (go figure! Haha!).
Surfside offers several lifestyles. Oceanfront and non-ocean-front condominiums, waterfront houses with dockage and dry lot houses.
What’s fascinating are the new construction developments!
The older condominium building prices start at $350k for ocean view on up to $800k for direct ocean front. Non oceanfront condominiums can start for as little as $200,000!
Surfside now offers the fanciest new construction condominium buildings! The Fendi Chateau has four Shabbos elevators, a kosher barbecue and a designated sukkah area. Prices start at $5m and go to average $25m for a two-level penthouse with its own private rooftop swimming pool!
The newest high-end condominium buildings are the “Four Seasons,” the “87 Park Condo” and the private “Arte Condominiums” with only 16 units; all are direct oceanfront units!
Speaking of the Arte Condominiums, Jared and Ivanka Kushner are renting the top three-floor penthouse at the Arte for $32,000/mo while they build their new home in Indian Creek Village on the lot that they reportedly just purchased for $30m.
Located about six blocks west of Collins on 91st street, Indian Creek Village is a gated community of only 26 residences. It offers super security and privacy and it has a private golf course and country club.
Surfside houses range between $550,000 for dry lot houses to $2m for waterfront houses with dockage.
But wait, there’s more!
A lot of people are snapping up houses to tear down and are investing $1m+ to build new. Additionally, most recently a new-construction Surfside waterfront house just sold for $6.9m!
For those wanting only the best in waterfront new construction houses, I have a wonderful “off-market” opportunity: a 23,000/sf waterfront lot, best location in all of Surfside—$5.5m! One could build one house with up to 19,000/sf interior luxury and 23,000/sf of land, or can split the land and build two 9,000/sf houses with 11,500/sf of land. Imagine, you keep one house for yourself and build and sell the second house as an investment. The way things are going, by the time one is done building, one could potentially sell the second house to cover the entire investment! Wouldn’t that be incredible?
