The German Colony: Jerusalem’s Most Desirable Neighborhood

Many of our clients are looking to buy their Jerusalem home in The German Colony, a gorgeous neighborhood, renowned for its charming architecture, rich history and serene green streets.

With its mix of modern and classic buildings, bustling shopping and dining scene, and beautiful parks, the German Colony has something for everyone.

In this blog, we’ll take a closer look at this fascinating neighborhood, the different styles of real estate available, and the many reasons why so many people are drawn to this idyllic corner of Jerusalem.

Whether you’re a history buff, an urban explorer, or just looking for a tranquil place to call home, you’ll find plenty of reasons to fall in love with the German Colony.

The Beauty of the German Colony

The flat geography of the area made it ideal for Jerusalem’s railway service, with tracks running parallel to Emek Refaim connecting the First Station to the Malcha station.

After years of neglect, these tracks have been transformed into a long, narrow park similar to New York’s Highline, connecting these two locations.

The “Rakevet,” or “Mesila” as it’s known informally, serves as a popular spot for local residents to relax, exercise or socialize.

It combines elements of a cycle lane, running track and park, and features various amenities along the way, such as free lending libraries housed in repurposed old bus stops, outdoor exercise equipment, seating areas and drinking fountains.

The German Colony on a Map

The German Colony, located on the streets surrounding Emek Refaim with the street running through the center, has a charming blend of historical Arab mandate houses and modern renovated buildings that create a serene and lush atmosphere, as well as quaint green side streets.

The German Colony Market Conditions

In the German Colony, it’s rare to find a good supply of the same size home available for sale at any given time due to the high demand for this neighborhood.

Prices vary based on the type of building (pricing is approximate and can be significantly higher and occasionally lower; these prices are based on market knowledge, not statistics):

  • Older buildings, known as “shikunim,” meaning old government housing, typically start at 40,000 NIS per square meter. However, there are few of these buildings remaining.
  • Classic buildings, often without elevators, are priced at around 45,000 to 50,000 NIS per square meter.
  • TAMA Buildings are often priced around 50,000-60,000 NIS per square meter.
  • High-end apartments and luxury new builds are generally priced from 60,000- 80,000 NIS per square meter.
  • Arab-style homes range in price from 50,000 NIS and up, depending on their condition. They are highly sought after, especially those featuring mandate-era architecture like high ceilings, arches, domes, original tiles, windows, doors, etc. These houses are often desirable even in their original state, allowing buyers to renovate to their personal taste.

Conclusion
