A homeowner was eager to renovate their aging home but faced challenges as the timeline, and costs were much more than anticipated. Multiple banks rejected their HELOC application as they were mid-construction, leaving them in a frustrating standstill. After assessing their situation, I quickly provided a short-term bridge loan to complete the job. Once the work is complete, they can secure a new home equity loan or line with more favorable terms and repay our loan.
Seizing an Investment Opportunity
A client approached me with a time-sensitive investment opportunity but lacked the liquidity to act. To complicate matters, he was in between jobs, disqualifying him from traditional loan options. Recognizing the urgency, we structured a bridge loan that provided immediate access to the necessary funds. The client seized the opportunity and was able to achieve a significant return on investment. Furthermore, he landed his new job, and we are in the process of getting him a conventional loan to pay us back.
Drowning in Debt
In a more intricate situation, a client was in substantial debt and already had two mortgages. Traditional financing options were off the table, and his monthly payments negatively impacted them emotionally and financially. I was happy to offer a temporary third-lien mortgage to help consolidate debt and give them the space to improve their credit score. This custom-tailored approach highlighted the importance of viewing one’s options holistically and recognizing that every month of credit card debt in the 20% range only digs the hole deeper.
Bridging The Gap
A client was referred to me who was in a major jam for an investment property he was looking to purchase. After months of negotiations, he secured the contract and had 45 days close. At the eleventh hour, his mortgage broker said he would need an additional ten percent downpayment or the deal couldn’t get done. He didn’t even have time to yell and scream because the sellers were already threatening to sell to someone else. We got him his money in less than a week.
