When Spring and the Spring Market Catch Up to Each Other

I know it’s only a small gesture, but after unlocking the front door of a house I was showing this past Tuesday morning, I was lucky enough to see my first flower of 2025. Tiny shoots of purple (which an inquiry on Google identified as a crocus) were emerging from the mounds of dirt surrounding the front steps of my listing. I could only pay attention for a few moments as the customers arrived and we began our showing, but a sense of gratitude crept in. It’s not every day you see the first flower of the year.

It’s also not every day that you get to finally see the “new listings” columns change direction and begin to rise again, as more homeowners begin the process of selling. This past February, new listings added to the market rose back to over 40, thus setting a predictable two month streak of rising inventory as generally happens this time of year. The numbers for March are too early to make predictions, but as of the writing of this article there was no definitive upward movement in inventory. While housing supply is increasing, it is doubtful that it will rise to the level needed to meet the demand for houses in our area.
